Living in Mérida

Merida is a city of around sixty thousand people in the province of Badajoz, and the capital of Extremadura. Those two facts set the first trap: the regional capital does not share a name with its province, while the province, the separate and larger city of Badajoz, and Badajoz Airport all answer to one word. INE publishes two population counts at 1 January 2025 and they disagree. The Padron gives 60,225 and the Censo Anual de Poblacion gives 60,319. INE reconciles neither, so we name the operation.

The Roman remains are why most people have heard of the place. What a listing will not tell you is what the city lacks. There is no AVE and no Avant. Adif's station page lists Media Distancia, Regional, Regional Expres and Alvia, and trains to Madrid are Alvia, which runs on high-speed track only where such track exists. Extremadura's in-service section runs Plasencia to the city of Badajoz; Talayuela to Plasencia is under construction and the Madrid approach is still at study stage.

We cannot tell you what an average year of weather does here either. We have not been able to establish published climate normals for Merida, and we have borrowed no other station's table. Idealista prices five of the eight areas it lists. Thin data is not the same as a bad place to live, but thin is what the record is.

Honestly considered, both sides.

The upside is real. So is the downside. Both matter more than any brochure will admit.

The case for

  • Asking prices below the November 2008 high

    Idealista's July 2026 figure for Merida sits below the highest figure in its own record for the city, which it dates to November 2008. Every Idealista figure is an advertised asking price, not a sale price.

  • One health area with one named hospital

    The Servicio Extremeno de Salud publishes a single Area de Salud de Merida, and its own page for that area names the Hospital de Merida and the area management office and nothing else.

  • The city is priced above its province

    In the same July 2026 report, Idealista's asking price per square metre for Merida is higher than the one it publishes for Badajoz province. That is a comparison with the province, not with anywhere else called Merida.

  • Alvia trains run through to Madrid

    Adif lists Alvia at Merida station alongside Media Distancia, Regional and Regional Expres. Alvia uses high-speed infrastructure where it has been built and conventional track where it has not, so the through service to Madrid is real.

  • Idealista's district page matched the city table

    We checked the Centro - Argentina district page against Idealista's own Merida table for July 2026 and the two agreed. A district page elsewhere in Spain was two months behind its own city table.

The case against

  • No AVE and no Avant at Merida

    Adif's station listing for Merida shows Media Distancia, Regional, Regional Expres and Alvia, and no AVE and no Avant. Extremadura's in-service high-speed section runs Plasencia to the city of Badajoz, Talayuela to Plasencia is under construction, and the Madrid approach is at study stage.

  • No climate normals we could establish

    AEMET publishes a Merida observation station, which reports current weather rather than long-run averages. Nine guarded attempts at a normals page each returned a different station's table. We have not established figures, and we will not borrow Caceres's.

  • Three of eight listed areas carry no price

    Idealista lists eight areas in Merida in its July 2026 report and publishes an asking price for five. El Prado, San Juan - Santa Isabel and Urbanizacion Proserpina have no published figure, so those parts of the city cannot be compared.

  • The airport sits in another municipality

    Badajoz Airport is in the municipality of Badajoz, which is Aena's own statement and which the name of the air base sharing the site disguises. Aena recorded 107,002 passengers across 4,543 aircraft movements there in 2025.

  • A works notice you cannot date

    Adif's Merida station page carries a notice that the Zafra to Sevilla leg is being run by road while works continue. The only date stamp on that page is template boilerplate, so we cannot tell you how current the notice is.

Where you might be better off elsewhere

Merida is a small city, and the honest summary is that the published record about it is thin. We could not establish climate normals. Idealista prices five of the eight areas it lists. The only date stamp on Adif's station page is template text that dates nothing. None of that makes Merida a bad place to live. It makes it a place where a buyer should ask more questions than a listing will answer, and should visit in August, since we cannot tell you what August does here.

On the railway, read what is published rather than what a map suggests. Neither Merida nor Caceres gets an AVE or an Avant, and Extremadura's in-service high-speed section runs Plasencia to the city of Badajoz. Trains to Madrid are Alvia.

Worth comparing directly: Caceres, which Idealista prices higher than Merida in the same July 2026 report and for which AEMET does publish normals; the city of Badajoz, a separate and larger municipality sharing its name with the province and the airport; and Toledo, where the only service type Adif lists is an Avant from one Madrid terminus.

Which province is Merida in?+
Badajoz. Merida is the capital of Extremadura, but capital status does not change the province, and Extremadura's other province is Caceres. Be careful with the word Badajoz, because it names several different things. On INE's Padron at 1 January 2025 the province of Badajoz has 663,886 residents, while the city of Badajoz is a separate municipality with 150,209, and Merida itself has 60,225. Badajoz Airport carries the name as well.
How many people live in Merida?+
It depends which INE operation you read, and both are dated 1 January 2025. The Padron gives 60,225. The Censo Anual de Poblacion gives 60,319. INE publishes both and reconciles neither, so there is no correct single figure to quote and no factor that converts one to the other. We name the operation beside every population number, and any share we work out uses the same operation top and bottom.
Does Merida have high-speed rail?+
No AVE and no Avant. Adif's own station page for Merida lists Media Distancia, Regional, Regional Expres and Alvia. Extremadura's in-service, electrified high-speed section runs Plasencia to the city of Badajoz; Talayuela to Plasencia is under construction and the Madrid approach is still at Estudio Informativo stage. Trains to Madrid are Alvia, which uses high-speed track where it exists. Adif lists no Cercanias at Merida, and we found no tram or light rail.
What is the climate like in Merida?+
We have not been able to establish it. AEMET publishes an automatic observation station at Merida, but observation stations report current weather rather than the long-run normals we quote. Nine attempts to load a normals page for it each returned a different station's table, caught every time by our own check. AEMET's printed volume of principal stations for 1981 to 2010 lists only stations at Badajoz airport and Caceres for Extremadura. We will not borrow either table.
What do homes cost in Merida?+
We publish the source and the month rather than a number here. Idealista's July 2026 report is the reference, and everything in it is an advertised asking price, not a sale price. Merida's city figure sits above the one Idealista publishes for Badajoz province, though the province rose faster over the year. July 2026 is the first month reported under Idealista's revised method, so that annual change straddles the boundary. The city figure is below the highest Idealista has published for Merida, which it dates to November 2008.
Which areas of Merida have published prices?+
Idealista's July 2026 report prices five of the eight areas it lists: Bodegones - Salesianos, Centro - Argentina, Los Milagros - Corchera, Nueva Ciudad and San Luis - Albarregas. Three of the five sit above the city figure and two below. El Prado, San Juan - Santa Isabel and Urbanizacion Proserpina are listed with no price at all. The district page we checked held a single row, itself, so there is no sub-area tier to drill into here.
Which hospital covers Merida?+
The Servicio Extremeno de Salud places Merida in the Area de Salud de Merida, and the hospital it names for that area is the Hospital de Merida. Its own area page names that hospital and the area management office and nothing else. SES does not use the phrase reference hospital on that page, so we report what it actually publishes rather than borrowing a term. We publish no hospital counts and no catchment figures.
How many residents were born outside Spain?+
On INE's Censo Anual de Poblacion at 1 January 2025, 4,219 of Merida's 60,319 residents were born abroad, and 3,072 held foreign nationality. Both totals are INE's own published figures, and the two measure different things, because people who naturalise stay in the birthplace count. The five largest birthplace groups INE publishes are Venezuela, Colombia, Romania, Morocco and Peru. These count residents, and nothing here measures who is buying.
What are the costs of buying property in Mérida?+
When buying property in Mérida, budget for property transfer tax (ITP) of 8% up to 360.000 € (10% up to 600.000 €, 11% above that, each band taxed at its own rate, as with income tax), plus roughly 3-4% in notary, land registry and legal fees. Agency commission is usually paid by the seller. On the mainland and the Balearics, new builds pay VAT (IVA) of 10% plus AJD stamp duty instead of ITP. Transfer tax is set by Extremadura rather than nationally, and reduced rates can apply for main homes and younger buyers.
What are the ongoing costs of owning property in Mérida?+
Annual property ownership costs in Mérida include IBI (property tax) of 0.4-1.1% of cadastral value, community fees (for apartments), rubbish collection tax (basura), utility bills, and property insurance. Budget approximately 2-4% of property value per year for all running costs. IBI is set by the town hall of Mérida within a national band, so it is municipal rather than regional.
What taxes do I pay when selling property in Mérida?+
When selling property in Mérida, you pay capital gains tax (plusvalía) on the profit at rates of 19-26% depending on the gain amount. Non-residents have 3% of the sale price withheld at completion. You may also pay municipal capital gains tax. Main residence exemptions may apply for residents over 65. Capital gains tax is national, so it is the same in Extremadura as anywhere in Spain. Plusvalia municipal is set by the town hall of Mérida and has had two calculation methods since the 2021 reform, so ask your lawyer which one is cheaper for you.
Can I still get a Golden Visa by buying property in Spain?+
No. Spain withdrew the Golden Visa property investment route in April 2025, so buying in Mérida no longer leads to residency. Non-EU buyers who want to live in Spain apply for a separate permit instead, most often the non-lucrative visa (proof of income and private health insurance) or the digital nomad visa (remote work for non-Spanish clients). Ask an immigration lawyer which route fits your situation before you buy.
